As April progresses, so does your final opportunity to inspect properties in Mexico before the summer rains arrive. These dry days are critical for assessing the structural integrity and water management systems of any home you’re considering.

Whether you're eyeing a historic colonial in Mérida or a modern home on the hillsides of Cuernavaca, this is the time to take a closer look at how properties handle water—or fail to. Once the rains begin, issues such as poor drainage, mold, or foundation wear may become much more apparent... or costly.

What to Look For:

  • Cistern Health & Age: In historic cities like Mérida, many older homes rely on cisterns or aljibes for water storage. Are they well-maintained? Is the water treated?
